Paid Assessment Letter for Somerfield Subdivision

Dear Seller/Homeowner,

Your home is located in a Homeowners Association and is required to have a Paid Assessment for your closing. Please contact Lang Property Management Company as soon as your property goes under contract. You will need to provide them with the following Information.

What is needed from Seller:

1. Seller's Name(s)
2. Property Address
3. Buyer's Name(s)
4. Date of Closing
5. Seller's Attorney's Name, Phone & Fax #
6. Buyer's Attorney's Name, Phone & Fax #

** A 30 day notice is required in order to prepare closing documents on time. However, if 30 days isn't given, then the following will apply: (Please note: the shorter the notice, the less guarantee that the paperwork for closing will be completed on time.)

30-16 Calendar Days prior to closing is needed to prepare the letter $125.00 cost to seller
15-5 Calendar Days notice is given to Park Property $150.00 cost to seller
5 days or less notice is given to Park Property $200.00 cost to seller

Check Information:
Check for Paid Assessment letter needs to be made payable to Park Management Realty and mailed to the address below 10 days before closing, or you may deliver it in person at least 5 days before closing. Also if you have an outstanding assessment balance, you will need to mail a check payable to Somerfield HOA for that amount & mail it to the address below. (Contact Katie Steiner at 815-729-2900 ex 307 for account balance). No letter will be given until Homeowner is paid in full.
